Our services
Property sourcing
A structured search and screening service: from a defined brief to a shortlist of candidates that have already passed a first evidence check.
What’s included
What property sourcing covers
Requirements definition
A written brief: budget, target areas, property type, condition tolerance, financing posture and non-negotiables.
Search & screening
Market-available candidates are screened against the brief and the underlying market evidence, not just listing copy.
Candidate assessments
A structured note per candidate: strengths, frictions, costs to budget and the questions to raise before offering.
Due-diligence checklists
The legal, survey and local checks to complete before exchange — prepared for your licensed professionals to execute.

Process
How a sourcing engagement runs
Brief & criteria
We agree written screening criteria so every candidate is judged the same way.
Screening & shortlist
Candidates are assessed and ranked; you receive a shortlist with evidence notes per property.
Due-diligence support
We prepare the checklist and coordinate information flow while licensed professionals complete their checks.
Deliverables & boundaries
What you receive — and what stays outside scope
You receive a written brief, a ranked shortlist with per-candidate assessments, and a due-diligence checklist pack ready to hand to your solicitor and surveyor.
Scope boundaries
- We do not buy, hold, sell or manage property, and we do not act as an estate agent
- Legal, conveyancing and survey work is carried out by licensed professionals we introduce openly
- A shortlist is a research output — the decision to purchase remains yours
Talk through your property plan
Tell us your budget, preferred locations and objectives. We will scope a research plan and quote before any work begins.
